The shingle roof: the least expensive of all for your construction

If your choice must turn to the least expensive of all roofs, know that the shingle remains the most affordable coating of all. Its price is around 10 to 20 €/m² , but the major drawback is  its lack of solidity . It is estimated that a shingle roof will have to be changed after 20 to 25 years maximum, which is relatively little. Finally, note that this material is little used for a home, because it is light and not strong enough. If you need to save money, opt for a shingle roof for a garden shed or garage instead.

Zinc roofing remains inexpensive

The zinc roof is also affordable, since you have to plan around 30 to 60 €/m² . However, like the shingle, builders tend to discourage the use of zinc for the roof of a house, it is again intended more for additional constructions such as a garden shed or a garage. If you still want a zinc roof for your house, then you can turn to a zinc-copper-titanium alloy, which will make the roof more resistant.

The steel deck roof: the best value for money

For the roof of your house, the best choice in terms of quality/price ratio remains the steel deck roof. However, there is a drawback that should be taken into account: the steel deck has sound insulation that is not the most efficient, and you may be confronted with condensation problems. So take stock with the builder to find out about the different types of steel deck roofing, because some are of better quality than others.

Take into account the ease of renovating the roof, because such a renovation costs on average:

Without forgetting the removal of the current coating, which costs

The tiled roof: the easiest to renovate

If the tiled roof, made of terracotta or concrete, is not the least expensive, it does however have an undeniable advantage: it is the easiest to renovate. Its price is around 30 to 80 €/m² depending on the type of tiles : canal tiles, interlocking tiles or flat tiles. The tiled roof is therefore three times more expensive than the shingle roof, but if you have to renovate it, it will cost you less. It is indeed easy to replace tiles, the cost of labor is therefore considerably reduced, not to mention that in the event of damaged tiles, it is possible to change only those which have been damaged, without changing the entire roof. This is a parameter to take into account if you live in a region subject to hailstorms, for example, which are known to damage roofs.

What material for the frame?

To build a roof, it is necessary to choose a coating for the cover, but also a material for the frame , which constitutes the structure of the roof. There are different types of frame:

The truss frame, which is the least expensive. It is manufactured industrially with compressed boards.

The traditional frame is known to be very robust but it is quite expensive because its manufacture is artisanal.

Glued laminated framing is made from strips of wood glued together. It is used for complex frameworks and is also known for its strength, although it is quite expensive.

When you know which type of frame to turn to, you can then choose a material: wood, metal or concrete.
